Pick a county for the current value band, how it is built, and the questions owners ask me. Every number comes from closed sales I track, not a national index.
These bands are a starting point, not a price. Two apartment buildings in the same county can be worth very different amounts, because buyers pay for income: real collected rent, honest expenses, Florida insurance, and the tax bill after a sale. The county number tells you which neighborhood of value you are in. Your income tells you where inside it you land.
If your county is not listed, I have not tracked enough closed sales there to publish a band I would stand behind. The valuation model still works anywhere in Florida, because it starts from your numbers, not the county average.
