The Quarterly Building Update
For owners who are not selling. Four times a year, what buildings in your county actually traded for and what moved in your own number. No pitch in it, one click to stop, and your details go nowhere.
What you get
- Real closings in your county. Recorded arms-length sales from the state file — price, size, and what it works out to per unit. Not listings, not asking prices. What changed hands.
- What moved in your number. If the comparable set shifted, you will see the direction and roughly how much.
- The insurance line. Currently the most volatile number in Florida income property, and the one most likely to change what your building is worth without you doing anything.
What you do not get
- A phone call, unless you ask for one.
- A monthly email. It is quarterly, because buildings do not turn over monthly and pretending otherwise is just noise.
- Your name on anybody's list. I do not sell, rent, trade or share it.
Getting on it
There is no form on this page on purpose, because I would rather you did not fill out one more form. Two ways, both about ten seconds:

If you have already run the valuator and given me an email address, reply to anything I have sent you with the word "quarterly" and you are on it.

Reply "stop" to any email, or text "stop" to the number above. It is honored the same day, and you will not hear from me again unless you get in touch first. If you want your details deleted entirely rather than just unsubscribed, say "delete" and that is what happens.
One honest note about why this exists. I am a broker, and a few of the people on this list will eventually sell a building and some of them will call me. That is the whole business case. It is not a reason for you to be on it — the reason for you to be on it is that knowing what your building is worth four times a year is useful and costs you nothing. But you should know what I get out of it.
