One broker. His own phone.

Thirteen years of Florida apartment sales, licence BK3282270. I answer the number on this page.

I watch your building so you don't have to.

Who you'd be dealing with.

Chris Minchin

A lot of the owners who call me aren't in a hurry. They've had the building a long time, it's done right by them, and they're starting to wonder whether it's still worth the trouble. The tenants, the insurance bill that keeps climbing, the roof with a few years left. I've sat at a lot of kitchen tables having that conversation, and I'd rather have it honestly than quickly.

I started selling apartment buildings in 2013 at Marcus & Millichap, and in 2018 I opened The Apartment King so I could do it my own way. Thirteen years, one line of work, and a Florida broker's license in my own name. I also run The Mobile Home Park King under its own license, because parks and apartment buildings are priced differently and each one deserves a specialist.

Here's how I work. I answer my own phone. I know the numbers on your building before we ever talk. I price it the way a buyer's bank will, not to win your signature, because a number that falls apart at the appraisal only costs you time. And when a deal gets hard, in due diligence or financing, I'm the one handling it.

Not every conversation ends in a sale, and that's fine. Plenty of owners learn their number, decide the building is doing what they want, and keep it. Some refinance instead. I'd rather be the one you call when the day comes than the one who pushed too early.

  • 4% commission, paid only at closing. 90-day listings. A one-page agreement.
  • One phone number for both brands: 321-275-KING, answered by me.
Check my license yourself Both broker licenses are public record with the Florida Department of Business and Professional Regulation. Search "Minchin" at myfloridalicense.com and the state will show you both, their status, and their history. I'm also on LinkedIn as myself. It should be that easy to check out the person you're trusting with your building.

Why these sites read the way they do

Everything here under my name comes from real deals, county records and real numbers, and my license number is on every post because the state holds me to what I say about real estate. That goes for this blog and the park blog. If you read something and disagree, call me. That's what the phone number is for.

Weighing me against a national brokerage? I wrote the honest comparison, including the parts where they win.

Start where most owners start: what is your building worth?

One broker. One phone.

Florida Apartment & Multifamily Broker

I am Chris Minchin, a licensed Florida real estate broker (BK3282270) and an apartment and multifamily broker who has sold apartment buildings and nothing else since 2013. I focus on Florida multifamily under $3 million, I show you what your building is worth and what is selling around it, and I answer my own phone at 321-275-KING. When you are ready to list, it is 4%, paid only at closing, on a one page agreement that runs ninety days.

What a Florida apartment broker does

A good apartment broker does four jobs. He prices the building from real income and real expenses, not from the number you hope for. He puts it in front of buyers who have already told him what they want to buy. He negotiates the contract. And he stays on the deal through the buyer's lender, the appraisal and the closing table, which is where most deals that die actually die.

Any broker can win a listing with a big number, because saying it costs him nothing. The test is whether the number survives a buyer's lender. I price every building to survive that appraisal, which is why I show my math on the methodology page.

Apartment broker or multifamily broker: same job

Owners search for both, and they mean the same thing: a commercial real estate broker who sells income buildings of five or more units. In Florida, a building with five or more units is financed with a commercial loan rather than a home mortgage, so it is priced on its income and sold to investors, which is a different job from selling a house. Duplexes, triplexes and fourplexes usually go through residential agents. From five units up, that is my work.

I sell garden-style complexes, older brick walk-ups, small mixed portfolios and everything between, mostly under $3 million. If you have been calling it an apartment complex, a multifamily property or just "the building," you are in the right place.

Where I work in Florida

I sell apartment buildings across Florida. Each county below has its own page with the per-unit sale prices I track there, sales back to 2005, and rents since COVID. The statewide numbers behind them are in 30 years of Florida apartment prices and Florida rents since COVID.

If your county is not listed, the work is the same: run the numbers and I will pull the recorded sales around your building.

What Florida apartment buildings are selling for

Since January 2025 I have tracked 1,477 recorded sales of Florida apartment buildings with five or more units. The statewide median is about $160,000 per unit, and about $125,000 outside Miami-Dade, Broward and Palm Beach. Pinellas sits near $160,000, Hillsborough near $137,000, and Polk and Duval near $95,000. The county-by-county table, with the middle half of sales for each, is in Florida apartment prices per unit by county. Price per unit is a check, not a price: your building is priced from its income, then compared to sales like these.

How I work as your apartment broker

Price

Your value comes from county recorded sales, current Florida insurance costs and post-sale property tax reassessment. Run your building here or read how an apartment building is valued.

Fee

4% at closing, no marketing or administrative fees. I explain what the fee buys, and what other Florida commercial brokers charge, in this breakdown of commercial broker fees.

Process

A written price opinion, a one page ninety day listing and a buyer list matched to your building, step by step on the process page. If you are weighing the big national firms, read the honest comparison, including where they win.

Money

Selling has tax and financing consequences. I cover 1031 exchanges, capital gains and seller financing. I am a broker, not a tax advisor, so your CPA applies them to your situation.

Who I am

I started selling apartment buildings in 2013 at Marcus & Millichap and went independent in 2018. Thirteen years, one asset class. You can verify my license on the Florida DBPR site, and the rest of the story is on my about page.

Questions about hiring a Florida apartment broker

What does a Florida apartment broker do?

A Florida apartment broker values your building, markets it to qualified buyers, negotiates the contract and carries the deal through the buyer's lender, appraisal and closing. In Florida the broker must hold a real estate broker license, which you can verify on the DBPR site. Mine is BK3282270.

How much does a Florida apartment broker charge?

I charge 4% of the sale price, paid only at closing, on a one page, ninety day listing agreement. Commercial commissions vary by firm and deal size, so ask any broker to put the fee and the term in writing before you sign.

How do I choose an apartment broker in Florida?

Check the license on the DBPR site, ask who personally works your deal after you sign, ask how long the listing agreement locks you in, and ask how the broker prices a building. A broker who quotes a big number without showing the income math is selling you, not pricing the building.

What size apartment buildings do you sell?

Mostly Florida multifamily under $3 million, the segment the national brokerages tend to hand to junior teams. I work with owners of five or more units across the state.

What is the difference between an apartment broker and a multifamily broker?

There is none in practice. Both terms describe a commercial real estate broker who sells income buildings, usually five units and up. Multifamily is the industry word and apartment broker is what most owners type into Google. What matters is that the broker prices your building on its income, the way a buyer's lender will.

Do I need a commercial broker to sell a five-unit building?

A five-unit building is financed with a commercial loan, so the buyer's lender underwrites it on income, not on comparable houses. A broker who works commercial multifamily knows how that lender will value it and how to keep the deal alive through the appraisal. That is the difference between a listing price and a closing price.

Do you work statewide in Florida?

Yes. Buildings are priced off recorded county sales, so the work is the same in any Florida county. Start with the no-cost valuation and I will tell you what recorded sales say about your building.

The honest comparison.

The King vs The National Shops

The national brokerages are good at what they are built for. What they are built for is not your apartment building. I spent my first years at one of them, I left in 2018 to do this my own way, and this page is the case for why, written so you can check every claim yourself. It is organized around the five questions every owner actually asks.

Who actually works my deal?

The national shopsThe senior broker makes the pitch. A junior team runs your deal after the agreement is signed.

The KingMe. One licensed broker, BK3282270, on every call, every negotiation, every closing. The number on this page is my cell.

How do you find my buyer?

The national shopsYour listing goes into a database blast and an email wall, and everyone waits.

The KingI match your apartment building against buyers who told me their exact criteria: size, price band, county, financing. Buyers in a 1031 exchange carry their real deadlines in my system, and the ones whose clocks are running get called first, because a buyer three weeks from a deadline does not negotiate, he closes. And when any buyer decides they want it, they can sign a letter of intent right from the listing page, that day.

What does it cost me?

The national shopsFive to six percent is typical, sometimes with marketing fees on top.

The KingFour percent. Paid only at closing. No marketing fees, no admin fees, nothing unless your apartment building actually sells.

How long am I locked in?

The national shopsSix to twelve month exclusives are standard, and leaving early costs you.

The KingNinety days, on an agreement that fits on one page. I re-earn your listing every ninety days or you walk. The risk of me underperforming sits on me, where it belongs.

How will I know what you are doing?

The national shopsA monthly report, assembled by an assistant.

The KingA private live page for your listing: page views, brochure activity, which buyers I have contacted and where each conversation stands, updated from my system in real time. You will never once wonder what your broker did this week.

Where they win, honestly. If you are selling a sixty million dollar tower in Miami, hire the nationals. Institutional deals are their game and they are good at it. Below ten million in Florida, you are not their priority, and you know it, which is probably why you are reading this page.

Check the claims

Both of my broker licenses are public record with the Florida DBPR, searchable at myfloridalicense.com. My commission, my ninety day term and my one page agreement are stated on this site in writing. My valuations run on the Florida Department of Revenue parcel and sale files, over 200,000 parcels and 81,595 qualified arm's-length apartment sales in the current state file, so the number I quote you is built from what actually closed in your county, not from a national survey. Your listing can have its own public page, or stay private and go only to buyers I send it to. You choose. Read more about me and how I work on the about page.
