What a Florida apartment broker does
A good apartment broker does four jobs. He prices the building from real income and real expenses, not from the number you hope for. He puts it in front of buyers who have already told him what they want to buy. He negotiates the contract. And he stays on the deal through the buyer's lender, the appraisal and the closing table, which is where most deals that die actually die.
Any broker can win a listing with a big number, because saying it costs him nothing. The test is whether the number survives a buyer's lender. I price every building to survive that appraisal, which is why I show my math on the methodology page.

A Florida apartment broker values your building, markets it to qualified buyers, negotiates the contract and carries the deal through the buyer's lender, appraisal and closing. In Florida the broker must hold a real estate broker license, which you can verify on the DBPR site. Mine is BK3282270.

I charge 4% of the sale price, paid only at closing, on a one page, ninety day listing agreement. Commercial commissions vary by firm and deal size, so ask any broker to put the fee and the term in writing before you sign.
How do I choose an apartment broker in Florida?
Check the license on the DBPR site, ask who personally works your deal after you sign, ask how long the listing agreement locks you in, and ask how the broker prices a building. A broker who quotes a big number without showing the income math is selling you, not pricing the building.
