I spent my first years at one of them, I left in 2018 to do this my own way, and this page is the case for why, written so you can check every claim yourself. It is organized around the five questions every owner actually asks.

Buyers in a 1031 exchange carry their real deadlines in my system, and the ones whose clocks are running get called first, because a buyer three weeks from a deadline does not negotiate, he closes. And when any buyer decides they want it, they can sign a letter of intent right from the listing page, that day.
What does it cost me?
The national shopsFive to six percent is typical, sometimes with marketing fees on top.

Where they win, honestly. If you are selling a sixty million dollar tower in Miami, hire the nationals. Institutional deals are their game and they are good at it. Below ten million in Florida, you are not their priority, and you know it, which is probably why you are reading this page.

My valuations run on the Florida Department of Revenue parcel and sale files, over 200,000 parcels and thousands of recorded transactions, so the number I quote you is built from what actually closed in your county, not from a national survey.
