Who you'd be dealing with.

Chris Minchin

I started selling apartment buildings in 2013 at Marcus & Millichap, and in 2018 I opened The Apartment King so I could do it my own way. Thirteen years, one line of work, and a Florida broker's license in my own name. I also run The Mobile Home Park King, the park-side brokerage, under its own license, because parks and apartment buildings are priced differently and deserve a specialist each.

The short version of how I work: I answer my own phone, I know the numbers on your building cold before we ever speak, and I price property to survive a buyer's lender rather than to win the listing. Deals die in due diligence and financing, so I stay on those two parts personally.

The facts a search engine can check

  • Licensed Florida Real Estate Broker, license BK3282270 (The Apartment King) and BK3431343 (The Mobile Home Park King).
  • Selling Florida income property since 2013; independent since 2018.
  • Valuations built from the Florida Department of Revenue parcel and sale files: over 200,000 parcels and thousands of recorded sales, cross-checked against real closings.
  • 4% commission, paid only at closing. 90-day listings. A one-page agreement.
  • One phone number for both brands: 321-275-KING, answered by me.
Verify the license yourself Both broker licenses are public record with the Florida Department of Business and Professional Regulation. Search "Minchin" at myfloridalicense.com and the state will show you both, their status, and their history. I am also on LinkedIn as myself. A broker who is proud of his license record should make it this easy to check.

Why the writing on these sites sounds like this

Everything published under my name on this blog and the park blog is written from deals, county records and real numbers, and I put my license number on every post because I am accountable to the state for what I say about real estate. If you read something here and want to argue with it, call me. That is what the phone number is for.

Deciding between me and a national brokerage? I wrote the honest comparison, and I put the part where they win in it too.

Start where most owners start: what is your building worth?
